The current zoning already allows for multifamily residential use in this area, city staff said. The request mainly modifies the standards for multifamily in this area as the applicant requested to increase the density from 24 units per acre to 28 units per acre and increase the height of the building to three stories, staff said. In return, the development will add more amenities to the apartment complex and more landscape enhancements, staff said.
“This will allow this project to be a state-of-the-art multifamily complex,” attorney Bob Roeder said on behalf of the applicant. “Allowing the zoning modifications we’re asking for is a big step towards creating a sustainable project that will last for years and years and be in a good condition.”
He also pointed out that staff’s opinion was that the proposed project would not “adversely impact” the traffic in the area.
The proposed apartments will be presented to the McKinney City Council at its Dec. 7 meeting with a favorable recommendation from commissioners.
